In this market, everyone seems to be buying or selling their home. And who can blame them? After a year in lockdown, we can all use a change of scenery!

But before you go searching for the Realtor to list your home (sidetone: I have some WONDERFUL Realtors if you are looking for a recommendation!) take a minute to look around and see if you might need a Professional Organizer to come in before that initial consultation. We are also part of the team that helps you get the most money for your home!

 

When looking around your home there are a few areas that buyers tend to look for to see if it is a good fit. We all know the Kitchen and Baths sell homes, but what about the linen closet, pantry, and garage? All these rooms can play a big part in selling your home if they aren't decluttered!

Keep in mind that potential buyers pick up on subtle cues, so if you think your home is too small or not enough room for your things, they will too! When you list your home, you want to show them that not only did you have enough space, but they will find just as much space.

So let's go through some of the things you can do to get your home ready for the open house.

 

1) Kitchen
  • Remove appliances on the counter that may look cluttered. Buyers want to envision themselves waking up in your home in the morning. So keep the coffee pot out but all other smaller appliances should be stored away.
  • Clean out your pantry and refrigerator. Now is the perfect time to dig in the way back and start cleaning out that old container of sour cream or the stale box of crackers. You won't be taking it with you anyhow.
  • Declutter any tables or countertops. Not only do buyers not need to see any personal information that could be in your mail, but they also need to see a welcoming home where they can have their family meals and memories.

 

2) Bath
  • Our morning rituals help set the tone for our day. Allow the buyers to see them putting their toothbrushes on the counter and their moisturizers on by removing your items on your countertops.
  • Keep fresh towels on by the sink. Buyers pick up on the little details. When they see you put such care into your home's little things, that makes them think "Wow, the rest of the home must be given as much care!" Buying a new hand towel for $3.99 is worth it.

 

3) Linen Closet
  • Narrow down the linen closet. If your closet is overflowing with towels, sheets, blankets, etc. pair that down to a set per bed. One pair of sheets on the bed and one in the closet as a backup. Remove some of the clutter to show buyers the amount of space they can have.

  • Pro Tip! Fold your towels with all the seams on the inside for a luxury look.

 

We all know that we do not get a second chance at first impressions. Your home is the same way. When your home is listed, you and your Realtor will discuss the importance of the first 30 days on the market.

So the buying process starts online with your home's photos and video tour. Buyers make a decision right there, before they leave their couch, to come to see your home or not. Make sure your photos show the best of your home. Don't leave buyers wondering and guessing what room they are looking at because the bathtub is filled or they see your coat closet bursting at the seams and they don't think their coats will fit either.
